           This Autumn has seen the completion and launch of No.13 at Creasey’s, an expansion of Guernsey’s only department store involving the £10m adaptive reuse of the historic former HSBC Bank building on St Peter Port’s High Street. Lyons+Sleeman+Hoare Architects’ Interior Architecture team has delivered a rich and appealing store design befitting of the 100+ year heritage of Creasey’s in Guernsey.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The store expansion has created a new vertical circulation zone with new escalators, lift and stairs threaded through dynamic new merchandising floorspace, and linking into the existing and refurbished department store sales floors. All floors and merchandising spaces are now seamlessly linked and accessible, and navigating the store a better experience than ever.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Combining warm and tactile contemporary finishes the design accentuates the historic shell of the building whilst presenting a richly contrasting but simple palette of materials.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Lyons+Sleeman+Hoare Architects worked closely from inception with on-island Architects Lovell Ozanne who delivered the shell building works, and we are delighted with the outcome. We look forward to the delivery of the remaining 2 phases which will upgrade much of the remaining retail spaces and together deliver a comprehensive refurbishment for Creasey’s.
          &#xD;

            Creasey’s, established in 1899 has led Guernsey’s retail provision for over 100 years. L+S+H have worked with them for many years, including the design and delivery of Creasey’s M&amp;amp;S franchise store just next door.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           L+S+H have completed a number of projects in the Channel Islands as part of our work across the UK and around the world. Our expert Interior Architecture team work alongside our mainstream Architects, Placemakers and Urban Designers designing projects of all scales and major sectors from concept through delivery, alongside our Planning Consultancy, Graphics and Visualisation teams.

      <title>Congratulations to Andrew Ryder on his promotion to Associate Architect!</title>

           Andrew has been with LSH Architects since 2010, re-joining after completing his full-time studies at university. He has worked on a variety of projects across many sectors and stages.
          &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           He has demonstrated his ability through contributions to the design and delivery of several key projects, most recently at Gunwharf Quays, Portsmouth. Other notable milestones include Redcliff Quarter, Bristol a major mixed-use urban regeneration; Phase 3 of Kildare Village, Ireland, an extension to Ireland’s leading luxury and fashion shopping destination; and a new Life Skills Centre and staff accommodation at Treloar School and College in Alton, Hampshire.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Andrew is a mentor to students both within LSH Architects and at the School of Architecture at the University of Portsmouth. He is also responsible for LSH Architects leading development of BIM using REVIT software. Andrew is an enthusiastic Portsmouth FC supporter and is looking forward to a ‘bonus’ year in the EFL Championship!

Working from concept through Planning, Tender and Technical stages, a wonderful new home has been created with top-to-bottom refurbishment of structural elements giving a family home a grand new lease of life.

            Wychwood School is a co-educational day and boarding school in Oxford, for pupils aged 11-18. At the time of commission, the School was a girls’ day and boarding school in need of increased pupil numbers and facilities. In order to enable this transition, a significant injection of new Boarding accommodation was required, which would then allow other space in the School’s main campus to be repurposed, reorganised or refurbished.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The site was formerly used as tennis courts for the school which had become surplus to its needs. Located next to watermeadow sports pitches and adjoining a Conservation Area, the brownfield development was designed to position contemporary buildings politely in a traditional context.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Each of the three new Boarding houses are arranged across three levels, with a mixture of single and double-occupancy study-bedrooms. The (all en-suite) rooms are arranged in clusters with brew-kitchens, and allow flexibility for the gender mix to adapt to future changes to Boarding numbers, and boy/ girl split within the School population. At ground floor mixed social common rooms, house-parent flats and staff day/night office provide activity and security.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            The highly sustainable buildings are set around small courtyard gardens with soft planted areas set up for biodiversity, sustainable drainage and good amenity.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Construction is scheduled for 2024.

           We’re excited by the prospects to come at Gunwharf Quays in Portsmouth - we have been working with Landsec and its team for a while now on repositioning the centre’s retail and leisure offer and enhancing its links with the City and the Harbour environment.

            Lyons+Sleeman+Hoare has been working with an amazing team to develop a Masterplan and multiple major component projects, and earlier this year Landsec announced a £45m transformation plan to cement Gunwharf as the UK’s leading waterfront destination.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

      &lt;span&gt;&#xD;
        
            Designs have a strong focus on character, placemaking and visitor experience: the first phase to come forward through the planning process is The Avenues, with permission secured to give this area a significant facelift.
           &#xD;

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            The animation released this summer by Landsec showcases our designs for enhancements across the waterfront quarter, with elegant connections and entrances, and injection of character into welcoming public squares, combining contemporary heritage with accessible luxury. The Avenues are reimagined, and a new maritime character added to Central Square, Marlborough Square and enhanced activity on Canalside and the Waterfront.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

The eight auditoria (providing 900 seats) feature state-of-the-art digital screens, plush chairs with tables, and inviting colour palettes, whilst the double-height bar and dining areas make for a relaxing pre-movie experience.

           We are thrilled that our Undergraduate architectural apprentice Aimie Cheetham has been shortlisted for the AJ Student Prize 2023 run by the Architects’ Journal, for the best undergraduate student in the UK.

&lt;/div&gt;&#xD;

            Aimie has been with Lyons+Sleeman+Hoare since joining as a school leaver in 2019, and as an early adopter of the scheme, became L+S+H’s first ever apprentice.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            It has been a learning experience for us and other employees, and not least requiring a big leap of faith from the students and Aimie in particular- so we are delighted that alongside her award nomination, (managed whilst working on live projects within the practice), Aimie has been awarded a First Class Honours in her Bachelors degree (RIBA Part I).
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

           Our client had bought a generous but dated and uninspired bungalow: Lyons+Sleeman+Hoare developed a scheme which re-planned the layout to make a well-conceived series of interconnected rooms and spaces creating a sustainable modern house designed for living.

           The entrance was relocated, and former garage area re-roled becoming studio space for the clients’ graphic design and publishing business. The main structures of the house were all retained, whilst the whole building was over-insulated and clad with vertical larch boarding, and new zinc panel roofs.

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           Big windows and a few well-placed elements of circulation have created through-dwelling transparency and connected the living areas with the surrounding gardens.

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

    &lt;span&gt;&#xD;
      
           The low series of buildings are in muted colours responding to their context adjacent to neighbouring properties and enjoying views out to open countryside. The interiors incorporate facilities such as built-in integrated hoist systems from bedroom to bathroom and kitchen areas complete with height adjustable cooking hobs and sinks.

           We are delighted that our sustainable retrofit of Building 3500 at ARC Oxford was recognised by Oxford Preservation Trust as a Certificate Winner in the Small Projects category. The retrofit retained the embodied carbon of the existing building by creatively keeping the original heavyweight structure and re-cladding with energy efficient materials, interior finishes were recycled and reclaimed to further enhance the sustainable nature of this stunning transformation.

           In September, new housing secretary Michael Gove said he would “pause” the government’s proposed planning changes for review.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div&gt;&#xD;

           Matters being considered further include the following;

      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Indications suggest the government will replace
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           section 106
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            planning gain agreements with “locally set” levies. They are looking for a means whereby the public purse captures a bigger proportion of the uplift in land value generated by a planning permission.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            The impact of permitted development (PD), including its lack of contribution to
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           planning gain,
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            will be considered as part of the planning system review.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            White paper proposals for binding
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           local housing targets
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            and automatic outline permissions for development in areas defined in local plans as “growth areas” would be dropped.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            The government is committed to the planning system supporting the UK’s commitment to bring all
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           greenhouse gas emissions
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            to net zero by 2050.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           A policy idea tipped to feature is the concept of “
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           street votes
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           ” and the government wants to review the way that the system “
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           calls for sites
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           ” from landowners and others at the start of the plan-making process, as well as obstacles to development of “
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           later living homes
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           ”. Ministers are also said to be interested in “
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           nature recovery zones
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           ” in which rewilding would be encouraged.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            The Environment Bill was granted royal assent on 9 November. It includes measures that will, two years on, introduce a legal requirement for developments to deliver a ten per cent
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           net gain in biodiversity
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           .
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

            The Govt. will look to partly aim to “level up” through changes to the government’s method of

           assessing housing need
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            that would shift more new development towards the
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           North and Midlands
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           .
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Expect updates to ‘national policy statements’ (NPSs) for
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           major energy infrastructure projects
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           , including those relating to fossil fuels; renewable energy; oil and gas supply and storage; and electricity networks; as well as an overarching energy NPS.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

            The Govt. will continue to keep
           &#xD;
      &lt;/span&gt;&#xD;

           PD rights
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            under review.

  &lt;/p&gt;&#xD;

            Updated planning practice guidance (PPG) is expected on

           flood risk

    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

            The government is reviewing the “appropriateness” of planning guidance relating to the

           freight sector
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           . The statement said that the government was updating Highways Circular 02/2013 “
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           to reflect the importance of providing logistics and freight
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           ”.

The refurbishment has transformed an older style office building into 30,000 sq ft of contemporary offices. A new reception with enhanced facilities including washrooms, shower rooms and locker room, and new core facilities, new glazed entrance and cladding complete the enhancement of the existing building.

          Building work continues on site of Phase 2 of Redcliff Quarter, the residential-led mixed use regeneration in central Bristol. The next block delivering 118 apartments for private rent, together with new restaurants, is taking shape rapidly with the structure of all levels now visible.

    We are delighted to have achieved a consent with this design in a complex planning context, set within London Metropolitan Green Belt land and adjacent to Grade II Listed buildings. Congratulations are well deserved by all the design team. The successful result sets a positive start to 2018, while we have projects underway for independent prep and public schools in Hertfordshire and Oxfordshire.

    Lyons+Sleeman+Hoare submitted the designs for a new multi-function Lower School Building consisting of:

    &lt;li&gt;&#xD;
      
                      
                      
      The new building is a sensitive contemporary design, which sits at the heart of the prep school’s campus, whilst at the same time being a discreet new addition in the school’s landscape, and the setting of the 18th Century Grade II Listed main building. A gently-tilted roof subtly lifts the eye to focus upon the historic Listed building.
    
                    
                    &#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      
                      
                      
      The 700 sq.m development will replace and consolidate disparate classroom blocks with 6 new high quality classrooms for two year-groups, and provide a new 200 sq.m multi-purpose hall and assembly space, library area, offices, washrooms and ancillary functions.
    
                    
                    &#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      
                      
                      
      The design is a sustainable concept which provides excellent natural light and ventilation, eliminating the need for mechanical ventilation and cooling, and with lowered heating costs.

  The new building forms the start of a programme of enhancements to the 80 year old school’s campus, and is one of a series of current commissions for independent schools currently being delivered by Lyons+Sleeman+Hoare.

    Lyons+Sleeman+Hoare’s mixed-use scheme for Key Property Investments, a joint venture between St Modwen PLC and Salhia Real Estate Co., was unanimously approved by Rushmoor Borough Council’s planning committee last night (26th April 2018), a milestone which will enable further regeneration progress in Farnborough’s town centre.

    This Residential, Retail and Leisure building is the latest in a string of developments by St Modwen/ KPI in the town centre, and is an important part of the masterplan for the area, linking together key parts of the retail core at The Meads, Kingsmead and Queensmead. Comprising 68 apartments, with 40,000 sq.ft of retail and 26,000 sq.ft of leisure uses, the new development will also include private amenity space, car and cycle parking, and provide a new link to rooftop parking in the adjoining part of the town centre regeneration scheme, together with a new entrance into The Meads Shopping Centre.
