This Autumn has seen the completion and launch of No.13 at Creasey’s, an expansion of Guernsey’s only department store involving the £10m adaptive reuse of the historic former HSBC Bank building on St Peter Port’s High Street. Lyons+Sleeman+Hoare Architects’ Interior Architecture team has delivered a rich and appealing store design befitting of the 100+ year heritage of Creasey’s in Guernsey.

The store expansion has created a new vertical circulation zone with new escalators, lift and stairs threaded through dynamic new merchandising floorspace, and linking into the existing and refurbished department store sales floors. All floors and merchandising spaces are now seamlessly linked and accessible, and navigating the store a better experience than ever.

Combining warm and tactile contemporary finishes the design accentuates the historic shell of the building whilst presenting a richly contrasting but simple palette of materials.

Lyons+Sleeman+Hoare Architects worked closely from inception with on-island Architects Lovell Ozanne who delivered the shell building works, and we are delighted with the outcome. We look forward to the delivery of the remaining 2 phases which will upgrade much of the remaining retail spaces and together deliver a comprehensive refurbishment for Creasey’s.

Creasey’s, established in 1899 has led Guernsey’s retail provision for over 100 years. L+S+H have worked with them for many years, including the design and delivery of Creasey’s M&S franchise store just next door.

Andrew has been with LSH Architects since 2010, re-joining after completing his full-time studies at university. He has worked on a variety of projects across many sectors and stages.

He has demonstrated his ability through contributions to the design and delivery of several key projects, most recently at Gunwharf Quays, Portsmouth. Other notable milestones include Redcliff Quarter, Bristol a major mixed-use urban regeneration; Phase 3 of Kildare Village, Ireland, an extension to Ireland’s leading luxury and fashion shopping destination; and a new Life Skills Centre and staff accommodation at Treloar School and College in Alton, Hampshire.

Andrew is a mentor to students both within LSH Architects and at the School of Architecture at the University of Portsmouth. He is also responsible for LSH Architects leading development of BIM using REVIT software. Andrew is an enthusiastic Portsmouth FC supporter and is looking forward to a ‘bonus’ year in the EFL Championship!

A beautiful Village Farm House, Grade II Listed, covering almost 8,000 sq.ft in the heart of a quintessential Hampshire village.

Lyons+Sleeman+Hoare have always designed for country properties alongside our other work, and have a long track-record of very high quality works on historic buildings and special places: our work ranges from careful restorations to new-build design, and spanning from family homes to Country Estates, often working within National Parks, AONB’s and Conservation Areas.

With development phases spanning five Centuries, Village Farm House is both elegant and enigmatic all at once, with numerous wings and additions hiding surprises throughout its layout.

Our designers unstitched less successful 1960’s alterations within the house as well as rectifying major challenges to the survival of older fabric; reinstatement of appropriate staircases and lost fireplaces, and removal of 20th C subdivisions have all contributed to a new functional layout for the house. Working from concept through Planning, Tender and Technical stages, a wonderful new home has been created with top-to-bottom refurbishment of structural elements giving a family home a grand new lease of life.

Lyons+Sleeman+Hoare have been working with a number of Country Estates from private individual interests, to long-established commercial concerns, incorporating all manner of uses from leisure to hospitality, sporting, racing, museums, retail and others.

Gunwharf Quays refurbishment for Landsec is underway

The first of several projects in a comprehensive transformational phased plan is now on site

Lyons+Sleeman+Hoare Architect's refurbishment of The Avenues will bring enhancements via a palette of refreshed materials including new floors, high level finishes and lighting, and the renewed mall will feature improved dwell-spaces with new street-furniture and soft landscaping.

This is part of a broader project strategy to enhance Gunwharf Quays attractiveness to visitors, strengthening its relationship with its maritime location, heritage and connections to Old Portsmouth.

Lyons+Sleeman+Hoare thrive on making places that people can enjoy, and has been working with Landsec's brilliant team to develop the £45m transformation plan, announced last summer by Landsec to cement Gunwharf as the UK's leading waterfront destination.

Three new Boarding houses for Wychwood School, in the heart of Oxford

New Boarding houses for sixth-formers at Wychwood School,

a co-educational day and boarding school

Wychwood School is a co-educational day and boarding school in Oxford, for pupils aged 11-18. At the time of commission, the School was a girls’ day and boarding school in need of increased pupil numbers and facilities. In order to enable this transition, a significant injection of new Boarding accommodation was required, which would then allow other space in the School’s main campus to be repurposed, reorganised or refurbished.

The site was formerly used as tennis courts for the school which had become surplus to its needs. Located next to watermeadow sports pitches and adjoining a Conservation Area, the brownfield development was designed to position contemporary buildings politely in a traditional context.

Each of the three new Boarding houses are arranged across three levels, with a mixture of single and double-occupancy study-bedrooms. The (all en-suite) rooms are arranged in clusters with brew-kitchens, and allow flexibility for the gender mix to adapt to future changes to Boarding numbers, and boy/ girl split within the School population. At ground floor mixed social common rooms, house-parent flats and staff day/night office provide activity and security.

The highly sustainable buildings are set around small courtyard gardens with soft planted areas set up for biodiversity, sustainable drainage and good amenity.

Construction is scheduled for 2024.

New prospects to come at Gunwharf Quays in Portsmouth

We’re excited by the prospects to come at Gunwharf Quays in Portsmouth - we have been working with Landsec and its team for a while now on repositioning the centre’s retail and leisure offer and enhancing its links with the City and the Harbour environment.

Lyons+Sleeman+Hoare has been working with an amazing team to develop a Masterplan and multiple major component projects, and earlier this year Landsec announced a £45m transformation plan to cement Gunwharf as the UK’s leading waterfront destination.

Designs have a strong focus on character, placemaking and visitor experience: the first phase to come forward through the planning process is The Avenues, with permission secured to give this area a significant facelift.

The animation released this summer by Landsec showcases our designs for enhancements across the waterfront quarter, with elegant connections and entrances, and injection of character into welcoming public squares, combining contemporary heritage with accessible luxury. The Avenues are reimagined, and a new maritime character added to Central Square, Marlborough Square and enhanced activity on Canalside and the Waterfront.

L+S+H thrive on making places that people from around the world enjoy, and look forward to delivering the next evolution of Gunwharf to secure its position as a destination of world renown.

Picturehouse Ealing opens its doors

Last week we were delighted to attend the opening gala of the new 8-screen boutique cinema Lyons+Sleeman+Hoare designed for Picturehouse: which is already labelled ‘London’s swankiest new cinema’ by TimeOut magazine.

Set in the new Filmworks Ealing development off New Broadway, the new movie venue combines warmth and colour with a hint of the glamour of the silver-screens of old. The eight auditoria (providing 900 seats) feature state-of-the-art digital screens, plush chairs with tables, and inviting colour palettes, whilst the double-height bar and dining areas make for a relaxing pre-movie experience.

Designed and delivered with an excellent team of consultants, subcontractors, craftsmen & women, and Picturehouse’s own in-house team, the result is perfectly matched to its location and something to be truly proud of.

Aimie Cheetham shortlisted for AJ Student Prize 2023

We are thrilled that our Undergraduate architectural apprentice Aimie Cheetham has been shortlisted for the AJ Student Prize 2023 run by the Architects’ Journal, for the best undergraduate student in the UK.

Aimie has been with Lyons+Sleeman+Hoare since joining as a school leaver in 2019, and as an early adopter of the scheme, became L+S+H’s first ever apprentice.

It has been a learning experience for us and other employees, and not least requiring a big leap of faith from the students and Aimie in particular- so we are delighted that alongside her award nomination, (managed whilst working on live projects within the practice), Aimie has been awarded a First Class Honours in her Bachelors degree (RIBA Part I).

Well done Aimie on such a great achievement!! (And also to all those in the firm and beyond who have mentored and worked alongside Aimie).

Hill House, Newbury - A contemporary re-imagination of an ordinary 1970’s bungalow

Our client had bought a generous but dated and uninspired bungalow: Lyons+Sleeman+Hoare developed a scheme which re-planned the layout to make a well-conceived series of interconnected rooms and spaces creating a sustainable modern house designed for living.

The entrance was relocated, and former garage area re-roled becoming studio space for the clients’ graphic design and publishing business. The main structures of the house were all retained, whilst the whole building was over-insulated and clad with vertical larch boarding, and new zinc panel roofs.

Big windows and a few well-placed elements of circulation have created through-dwelling transparency and connected the living areas with the surrounding gardens.

Brookfield Riverside clears major Planning hurdle

Councillors voted through their approval of the Outline application for Brookfield Riverside, a major new town-centre scheme for Sovereign Peveril

The 1 million+ sq ft scheme, which will create an entirely new town-centre includes retail, leisure, hospitality and dining, hotel, offices, civic hub, transport hub, senior living accommodation, residential apartments, over 10km of footpaths and cyclepaths, and parking for up to 2,640 vehicles, is a transformative regeneration project that will boost employment and economic opportunities in the region.

The project incorporates sustainability within its core objectives with aims of BREEAM excellent buildings and net gains in biodiversity, which includes the plating of over 11,000 new trees.

Lyons+Sleeman+Hoare Architects worked with a wider consultant team of major UK firms which include Carter Jonas, Hyland Edgar Driver, Hoare Lea, Mayer Brown and Waterman Group.

Shortlisted for the Creativity & Innovation Centre: The Hive at Headington School, Oxford

Lyons+Sleeman+Hoare Architects are delighted that their project at Headington School, Oxford, The Hive has been shortlisted in the 2022 UK Brick Awards in the Education Category. The Brick Awards held by the Brick Development Association recognise projects across the UK all with a common commitment to outstanding design and execution.

The Hive is an amazing new facility, a hub for cross-curricular learning with an emphasis on sustainability, technology and enterprise putting creative thinking at the heart of Headington School, Oxford. Key worker staff accommodation available on Campus

L+S+H Architects have designed new key worker accommodation offering 42 accessible and affordable rooms in shared apartment blocks on site. The blocks provide a variety of accommodation types and a life skills centre for this incredible school and college.

The low series of buildings are in muted colours responding to their context adjacent to neighbouring properties and enjoying views out to open countryside. The interiors incorporate facilities such as built-in integrated hoist systems from bedroom to bathroom and kitchen areas complete with height adjustable cooking hobs and sinks.

Certificate Winner: Retrofit of Building 3500, ARC Oxford

We are delighted that our sustainable retrofit of Building 3500 at ARC Oxford was recognised by Oxford Preservation Trust as a Certificate Winner in the Small Projects category. The retrofit retained the embodied carbon of the existing building by creatively keeping the original heavyweight structure and re-cladding with energy efficient materials, interior finishes were recycled and reclaimed to further enhance the sustainable nature of this stunning transformation.

Planning Policy Changes 2022

In September, new housing secretary Michael Gove said he would “pause” the government’s proposed planning changes for review.

Matters being considered further include the following;

Indications suggest the government will replace section 106 planning gain agreements with “locally set” levies. They are looking for a means whereby the public purse captures a bigger proportion of the uplift in land value generated by a planning permission.

The impact of permitted development (PD), including its lack of contribution to planning gain, will be considered as part of the planning system review.

White paper proposals for binding local housing targets and automatic outline permissions for development in areas defined in local plans as “growth areas” would be dropped.

The government is committed to the planning system supporting the UK’s commitment to bring all greenhouse gas emissions to net zero by 2050.

A policy idea tipped to feature is the concept of “ street votes ” and the government wants to review the way that the system “ calls for sites ” from landowners and others at the start of the plan-making process, as well as obstacles to development of “ later living homes ”. Ministers are also said to be interested in “ nature recovery zones ” in which rewilding would be encouraged.

The Environment Bill was granted royal assent on 9 November. It includes measures that will, two years on, introduce a legal requirement for developments to deliver a ten per cent net gain in biodiversity .

The Govt. will look to partly aim to “level up” through changes to the government’s method of assessing housing need that would shift more new development towards the North and Midlands .

Expect updates to ‘national policy statements’ (NPSs) for major energy infrastructure projects , including those relating to fossil fuels; renewable energy; oil and gas supply and storage; and electricity networks; as well as an overarching energy NPS.

The Govt. will continue to keep PD rights under review.

Updated planning practice guidance (PPG) is expected on flood risk .

The government is reviewing the “appropriateness” of planning guidance relating to the freight sector . The statement said that the government was updating Highways Circular 02/2013 “ to reflect the importance of providing logistics and freight ”.

Transformation of older style office for Frasers Property complete

L+S+H Architects have recently completed the transformation of No. 2 Watchmoor Park, Camberley for Frasers Property. The refurbishment has transformed an older style office building into 30,000 sq ft of contemporary offices. A new reception with enhanced facilities including washrooms, shower rooms and locker room, and new core facilities, new glazed entrance and cladding complete the enhancement of the existing building.

Construction continues at Redcliff Quarter, Bristol

Building work continues on site of Phase 2 of Redcliff Quarter, the residential-led mixed use regeneration in central Bristol. The next block delivering 118 apartments for private rent, together with new restaurants, is taking shape rapidly with the structure of all levels now visible.

The construction follows the completion of 127 apartments and commercial & retail space adjacent, and is part of a development of over 400 apartments, 185-bed hotel, retail, cafes, restaurants and epicurean market. The remaining phases include a 22-story residential tower, Bristol’s tallest.

The 23,000 sq ft new-build building contains three new artist studios, two wet & dry textile studios, 3D pottery & sculpture studio with kiln room, and a new photography and dark-room facility. Digital media are also provided for with editing suites, and a Cinemax screening room used for tuition and extra-curricular activities.

The practical spaces are complemented by a new 150-seat lecture auditorium, art library and seminar room, as well as ancillary spaces.

The building is designed to provide a variety of good natural lighting and is a calm composition of red brickwork to respond to the setting of the existing school campus.

Maylands Retail Park: Hemel Hempstead Animation

CGI images and a fly-through movie have been created for Maylands Retail Park, Hemel Hempstead. The fly-through can be viewed here .

Behind the scenes detailed work is progressing and at an advanced stage. The consented development provides over 130,000 sq. ft of retail, and nearly 8,000 sq. ft of café/ restaurant space, together with 30,000 sq. ft of office space.

The scheme, set alongside Aviva's People Building office development & Nuffield Health club, includes a series of large retail units plus an Aldi supermarket, Costa and McDonalds restaurant. The hybrid detailed/ outline consent also provides for a future phase comprising up to 30,000 sq ft of commercial offices, set with the retail in a high visibility location on the entry to the town from the M1 motorway. A further planning application has been submitted for additional A3/A4 space.

Planning Success: Edge Grove School, new Prep School Building

Detailed Planning Permission has been granted for the new Lower School Building for Edge Grove School, Hertfordshire:

We are delighted to have achieved a consent with this design in a complex planning context, set within London Metropolitan Green Belt land and adjacent to Grade II Listed buildings. Congratulations are well deserved by all the design team. The successful result sets a positive start to 2018, while we have projects underway for independent prep and public schools in Hertfordshire and Oxfordshire.

Lyons+Sleeman+Hoare submitted the designs for a new multi-function Lower School Building consisting of:

The new building is a sensitive contemporary design, which sits at the heart of the prep school’s campus, whilst at the same time being a discreet new addition in the school’s landscape, and the setting of the 18th Century Grade II Listed main building. A gently-tilted roof subtly lifts the eye to focus upon the historic Listed building.

The 700 sq.m development will replace and consolidate disparate classroom blocks with 6 new high quality classrooms for two year-groups, and provide a new 200 sq.m multi-purpose hall and assembly space, library area, offices, washrooms and ancillary functions.

The design is a sustainable concept which provides excellent natural light and ventilation, eliminating the need for mechanical ventilation and cooling, and with lowered heating costs.

The new building forms the start of a programme of enhancements to the 80 year old school’s campus, and is one of a series of current commissions for independent schools currently being delivered by Lyons+Sleeman+Hoare.

Planning Success: Headington Art School & Lecture Theatre

Lyons+Sleeman+Hoare have secured planning permission for a new Art School and Lecture Theatre for Headington School, an independent girls’ school in Oxfordshire.

The 23,000 sq.ft art school combines physical and digital media teaching with display and gallery spaces, and ancillary services. 'Traditional' art 2-d and 3-d disciplines are accommodated in 3 large, north-lit artist studios, 2 wet and dry textile studios, a 3-d pottery/ sculpture studio and Kiln Room, and Photography and Dark Room facility.

A major double height gallery space, new 150-seater lecture auditorium and a secondary gallery space are also provided, along with a new Art Library, seminar room, washrooms and staff offices.

Planning Success: Farnborough Mixed Use Scheme

Lyons+Sleeman+Hoare’s mixed-use scheme for Key Property Investments, a joint venture between St Modwen PLC and Salhia Real Estate Co., was unanimously approved by Rushmoor Borough Council’s planning committee last night (26th April 2018), a milestone which will enable further regeneration progress in Farnborough’s town centre.

This Residential, Retail and Leisure building is the latest in a string of developments by St Modwen/ KPI in the town centre, and is an important part of the masterplan for the area, linking together key parts of the retail core at The Meads, Kingsmead and Queensmead. Comprising 68 apartments, with 40,000 sq.ft of retail and 26,000 sq.ft of leisure uses, the new development will also include private amenity space, car and cycle parking, and provide a new link to rooftop parking in the adjoining part of the town centre regeneration scheme, together with a new entrance into The Meads Shopping Centre.

The design follows a series of completed buildings for St Modwen/ KPI in Farnborough town centre designed by Lyons+Sleeman+Hoare, including the development of a Sainsbury’s superstore, new apartments, hotel, new retail and restaurants, a Vue multiplex cinema, and refurbishment of The Meads Shopping Centre. Nearby, L+S+H also completed an extension to Prince’s Mead Shopping Centre for Knight Frank Investors.
